What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Water from pipes, tanks or heating systems
  • Whether rotten timbers meet design loads
  • What’s under the covering or behind the plaster

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

About our roof leak investigation in Twydall

The aim is to find where the water is getting in and explain it. You get a written report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. We survey slate and tile slopes, flat roof details and rooflights and dormers, and the problems we’re asked to look at most are leaks at a dormer or roof window and wet patches high on an inside wall.

Older cottages and houses around Twydall may have roofs with little or no underlay. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a roof leak investigation looks like in Twydall

Twydall lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Historic houses such as Restoration House, about 3.6 miles west, show how far back building in the area around Twydall goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park such as Riverside Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For landlords with property near Rainham (Kent) station, a tenant living with a leak needs the cause found, not just the stain painted over.

Twydall is about 1 mile east of Gillingham, in Medway. From houses to flats and shops in Twydall, we can survey the roof. Our area takes in places right across Medway. There is also a page for Maidstone.

Roof leak investigations in ME8 and ME7 work the same way as everywhere else we cover. You will find streets like Pump Lane, Blean Road and Herne Road, all of which we cover. Twydall sits on or near the A2, which makes travel easy. We also cover Gillingham (1 mile west), Lower Twydall (1 mile north), Grange (1 mile north), Wigmore (1 mile south) and Darland (1 mile south-west). Within a short drive, we also cover Chatham (3 miles south-west), Rochester (4 miles west), Strood (5 miles west), Lordswood (3 miles south-west), Hoo St Werburgh (4 miles north) and Chatham Waterfront (3 miles west). Being one of Medway’s larger places, Twydall has every kind of building, from houses and flats to offices.

What we do, step by step

The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about one to two hours at a typical home, and longer for a large or complex roof. In a smaller place like Twydall, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Questions from Twydall

Is the coastal weather around Twydall hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Do you cover smaller places like Twydall?

Yes, Twydall is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Is there anything I need to do before the visit?

Keep a note of when it leaks, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Will you go up on the roof?

Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

When to book a survey in Twydall

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

These are some of the problems a survey can pick up:

  • Stains around a skylight
  • A leak that comes and goes with the weather
  • Brown rings on upstairs ceilings
  • Drips in the loft during heavy rain

Take a building like Twydall Primary School and Nursery: tracing a leak on a big roof starts with where the water appears and works back.

Before you book any roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What happens after the report arrives
  • Is VAT included in the price?
  • How much experience they have with roofs like yours

What’s in a roof survey

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Prices for roof leak investigations in Twydall

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any photos you have, taken from the ground or a window
  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

What you can safely check yourself

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
