How a roof survey works in Park Wood

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey chimney stacks, clay and concrete tiles and ridges, hips and valleys, and the problems we’re asked to look at most are worn or blocked valleys and torn or sagging underlay.

Trees around homes in smaller places like Park Wood drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to Park Wood is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • If it is not your property yet, arrange access through the agent
  • For flats, make sure roof access has been agreed

Leave it or get it looked at?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. Around Park Wood, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What a roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left
  • Structural calculations (that’s a structural engineer’s job)

Roof surveys in Park Wood: local notes

The coast is about 4 miles or less from Park Wood, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Trees in and around Foxburrow Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Take a building like Park Wood Infant School: a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Rainham (Kent) station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Different roofs, different checks

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.

Park Wood: your questions answered

Do you survey roofs for landlords with property near Rainham (Kent) station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need.

How do I find out if my home in Park Wood is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How do I book a survey in Park Wood?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Can you tell me how long my roof will last?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Do you look in the roof space?

Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • The type of building, from a house to a block or an office

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

What we need to know

A little information up front helps. Please include:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • Photos of the roof, taken safely from the ground or a window
  • Any deadline, like an exchange date

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Keep the report with your property records
  • Mention any flat roofs as well as the main roof
  • Mention any damp patches when booking
  • Take photos of any leaks as they happen

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Keep the roof space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
