What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Roof surveys for homes and businesses in Bredhurst

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey natural slate, ridges, hips and valleys and chimney stacks, and the problems we are asked to look at most are valley linings that have cracked or split and blocked, sagging or leaking gutters.

Somewhere as small as Bredhurst, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A full building survey of the property
  • A structural engineer’s report
  • A promise that the roof will not leak in future

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

What this survey covers

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • Natural slate
  • The roof space
  • Flat roofs
  • Chimney stacks

What we do, step by step

After the inspection, everything we found is written up as a report with photographs, sent to you by email. As for time on site, it normally takes an hour or two for most homes, depending on how many separate roofs there are. Somewhere as small as Bredhurst, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Note where any stains or damp appear
  • Move anything stored under the loft hatch

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Don’t climb onto the roof yourself
  • Watch for slipped slates after bad weather
  • Keep the report with your property records
  • Mention any damp patches when booking

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Signs you need a roof survey in Bredhurst

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Typical things we’re asked to look at include:

  • Blocked, sagging or leaking gutters
  • Worn or blocked valleys
  • Crumbling chimney pointing or cracked flaunching
  • Cracked or blistered flat roof coverings

Take a building like Deanwood Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • What happens after the report arrives
  • What the survey won’t cover
  • Will they check the loft as well as the outside?
  • When you will get the report

What to expect from a roof survey

Local roofs in Bredhurst

Bredhurst lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Trees in and around Levan Strice shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Historic houses such as Restoration House, about 5 miles north-west, show how far back building around Bredhurst goes. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Bredhurst is about 3 miles south-east of Chatham, in Medway. Whether the building in Bredhurst is a house, a flat or a commercial unit, we can survey the roof. Across Medway, we cover Bredhurst.

Bredhurst questions

How do I find out if my home in Bredhurst is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around Bredhurst, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

What’s the best way to book?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on any day of the week.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you carry out asbestos surveys?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
