Roof leak investigation in Blendon
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about drips in the loft during heavy rain and a leak that comes and goes with the weather, we can find out what’s behind it, on lead flashings, the roof space and valleys and parapet gutters alike.
In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Blendon, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

- Whether rotten timbers meet design loads
- What’s under the covering or behind the plaster
- Leaks from plumbing, tanks or pipework rather than the roof

FAQs for Blendon
Do you carry out roof surveys in Blendon?
Yes, Blendon is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or email us and let us know about the property.
Does a conservation area affect roof work in Blendon?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
What should I do before you arrive?
Make sure the loft can be reached. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
Will you go up on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
How long will you be at the property?
Allow an hour or two, more where the leak is intermittent or the roof is large. We’ll give you an idea of timing as you book.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
What happens next?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Different roofs, different checks
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.
Valleys
A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.
Why act early in Blendon
Patching the spot above the stain often does not work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work, so the repair is aimed at the right place. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

How it works
We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey typically takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in Blendon we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- We email a written report showing where the water most likely gets in.
Before the survey
- If you’re buying, check with the agent that we can get in
- Have keys ready for side gates, garages or roof access doors
- Let us know about any leaks, stains or damp patches you know of
Getting a price
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.
Advice
Tips from our surveys
Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:
- Put a bucket under the drip and move valuables
- Don’t touch fittings that water is reaching
- Take dated photos of the leak
- Stay off ladders and the roof
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.
Look at the roof from the ground after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
What a roof leak investigation looks like in Blendon
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Historic houses such as Danson House, about 0.7 miles north, show how far back building in the area around Blendon goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Trees in and around Danson Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Shop and office owners around Broadway Shopping Centre may find that a quick answer on where water is coming in keeps a business running. Anyone responsible for a site like Blackfen School for Girls will know that on a building that size, finding the source of a drip means looking well beyond the stain.
