Flat roof survey in Blendon

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you are worried about splits, cracks and crazing and outlets choked with leaves and silt, a survey will tell you what’s going on, whatever the roof.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Blendon, the roof above may belong to the building rather than one flat.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What we do, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a visit in Blendon, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Keep pets in another room

Why get it checked now?

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a proper look.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.

What a flat roof survey looks like in Blendon

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Blendon has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

Hotels and guest houses near Blendon can’t easily close rooms for a leak. For businesses in and around places like Broadway Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. Take an older house close to St James the Great: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Questions from Blendon

How do I find out if my home in Blendon is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in Blendon?

Parking in Blendon, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks usually begin, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

How long is the visit?

It normally takes between one and two hours on an ordinary house, and longer for a large or complex roof. The written report follows by email.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask whoever fits equipment on the roof to make good the covering
  • Check from a window for ponding after heavy rain
  • Plan a survey before the covering reaches the end of its usual life
  • Keep records of when the roof was laid and what work has been done

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Checking the roof from the ground

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
