Flat roof surveys for Crook Log homes and businesses

Do you need a flat roof survey in Crook Log?

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

People usually book a survey when they’ve noticed one of these:

  • Outlets choked with leaves and silt
  • Signs of deflection in the roof deck
  • Blistering in felt or asphalt
  • Leaks around rooflights

For site and facilities teams at buildings such as Crook Log Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What to check before booking

  • How long they’ve been surveying roofs
  • How soon the report will arrive
  • What they won’t be able to tell you
  • How they plan to inspect the roof safely

What a good roof survey covers

Flat roof surveys for homes and businesses in Crook Log

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about raised blisters across the surface and failed upstands where the roof meets a wall, a survey will tell you what’s going on.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Crook Log, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a flat roof survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak in future
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt

Leave it or get it looked at?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. In Crook Log, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Flat roof surveys in Crook Log: local notes

With Red House about 0.3 miles south-east, Crook Log sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For a London address like Crook Log, it is useful to know about controlled parking before the day, along with any off-street space. For businesses in and around places such as Broadway Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What we look for on each type of roof

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Your questions about flat roof surveys in Crook Log

Does a conservation area affect roof work in Crook Log?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover Crook Log?

Yes, Crook Log is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

How long will you be at the property?

Most surveys take between one and two hours at most homes, with bigger or more complicated roofs taking longer. The report follows by email.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Does the report include photographs?

Yes. The report includes photographs of what we found.

How the survey works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a visit in Crook Log, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.
