Thermal roof surveys in Blendon

How a thermal roof survey works in Blendon

We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. We are often asked to look into damp around roof outlets and upstands and gaps in loft insulation, on commercial roofs, flat roofs and insulated roof spaces.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see

Before booking, it’s worth knowing what a survey won’t do:

  • Insulation values or heat loss calculations
  • Readings unaffected by sun, shade or reflections
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

What we check

  • Commercial roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Pitched roof slopes

How the survey works

Every roof is different; as a rough guide, the survey takes about one to two hours at most homes, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. In Blendon, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Tell us about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property

Booking a survey

Getting a price is simple: just ring 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

Roof by roof

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

What we’re asked to look at in Blendon

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that is moving quickly.

Things that often lead to a survey include:

  • Damp around roof outlets and upstands
  • Damp around chimneys and parapets
  • Thin or uneven insulation in the roof
  • Damp that repairs haven’t cured

Controlled parking zones are common in London, so mention any permit rules for Blendon, along with any off-street space.

What to check before booking

  • What they will not be able to tell you
  • Are they insured for the work?
  • How long the report takes to arrive
  • What the report includes, and whether it has photographs

What a roof survey includes

Thermal roof surveys around Blendon

Blendon has a number of hotels within about a mile and a half. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once. About 0.7 miles north lies Danson House, a reminder of how long the area around Blendon has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Blackfen School for Girls, a view from above covers a wide roof far faster than walking it. For businesses in and around places such as Broadway Shopping Centre, a commercial roof can be photographed from above without anyone walking on it.

Why it is worth a survey now in Blendon

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Blendon questions

Can you fly a drone over a roof in Blendon?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

How do I find out if my home in Blendon is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can a thermal camera see water?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

What will the report tell me?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How do I book a survey in Blendon?
