Thermal imaging roof survey in Upton, Greater London
Thermal imaging to find moisture and heat loss patterns in a roof in Upton, using drones and thermal imaging where it applies. Call or email for a price.
- Leaks that are hard to trace
- Cold areas below the roof
- Thin or uneven insulation in the roof
How the survey changes by roof type
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Pitched slate and tile roofs
Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
About our thermal roof survey in Upton
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or send us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. Common reasons to book are ceilings that feel colder in places and leaks far from where the stain appears, on insulated roof spaces, commercial roofs and ceilings below the roof.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Upton, the address is checked against all of them, and permission is never taken for granted.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Signs you need a thermal roof survey in Upton
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
These are some of the problems a survey can pick up:
- Wet areas near outlets and upstands
- Cold areas below the roof
- Leaks far from where the stain appears
- Damp where roofs meet walls and chimneys
Take a building like Upland Primary School: a view from above covers a wide roof far faster than walking it.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- What they won’t be able to tell you
- Will the report include photos?
- Is VAT included in the price?
Thermal roof surveys around Upton
With Red House about 0.3 miles south-west, Upton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as Trinity Baptist Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Controlled parking zones are common in London, so mention any permit rules for Upton, along with any off-street space.
Upton is about 1 mile east of Welling, in Greater London. We carry out thermal roof surveys in Upton for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our area takes in places right across Greater London. For surveys nearby, see our London page.

Around Upton
Typical jobs here are in homes near St Catherine's Catholic School, Danson Park and Bexleyheath Academy and the streets around them. Upton has its own railway station: Bexleyheath station. Nearby you’ll also find Bexley Hospital (within half a mile south-west) and Broadway Shopping Centre (0.5 miles south-east). Green spaces nearby include Summer Hill and Wansunt Pit.
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Prices for thermal roof surveys in Upton
The price reflects the time and kit the roof needs. That comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- If the survey needs thermal imaging or a drone
- Whether it is a home or a commercial building
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your roof before you book.
Getting in touch
If you can, have these to hand when you contact us:
- Where any leaks, stains or damp patches show inside
- Dates you are working to, such as exchange
- Where the property is, with the postcode
- Why you want a survey: buying, a leak, a storm or new work
Once you know what you need, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.
The survey, step by step
Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take about one to two hours at a typical home, or half a day or so for a commercial building. For a visit in Upton, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- Have any paperwork from past roof work to hand
- Buyers: confirm access with the estate agent or seller
- Point out any leaks or damp patches

Your questions about thermal roof surveys in Upton
Is drone flying allowed in Upton?
Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour, and the rest of the survey does not depend on the drone.
Is my home in Upton listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
How quickly is the report sent?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Can thermal imaging show missing insulation?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.
What’s in the survey report?
A report with photographs, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings, as the camera alone can’t prove a leak.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Honest limits
No survey can tell you everything, and it’s better to know them up front. Keep these in mind:
- Insulation values or heat loss calculations
- A structural engineer’s assessment
- Proving moisture from the images alone
