Landlord roof survey in Blendon: what you get

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on weekdays, Saturdays and Sundays which can help when arranging access with residents. If you’ve noticed blocked gutters over flats and failed flashings at walls and chimneys, a survey will tell you what’s going on, whatever the roof.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Blendon are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

What you get is a clear record of the let or shared roof on the day we saw it. It’s useful straight away, and a good reference for later.

Blendon questions

Does a conservation area affect roof work in Blendon?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Albany Park station?

Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Do you cover Blendon?

Yes. Our area covers London and South East England, Blendon included.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

How do I book a survey in Blendon?

Simply phone 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

How much does a landlord roof survey cost in Blendon?

Landlord roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

What a survey costs

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

You do not need to know any roofing terms. Just let us know:

  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them

To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Leave it or get it looked at?

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for a single let house, with blocks of flats taking longer. In a London area like Blendon, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Preparing for the visit

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Check your lease or ask a solicitor about who pays
  • Put urgent roof work at the top of the list
  • Keep roof outlets and gutters clear
  • Keep past survey reports with the building’s records

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Deal with the high-priority defects quickly, and plan the rest. Left alone, minor faults typically get worse.

Landlord roof surveys in Blendon: local notes

Danson House, about 0.7 miles north, is one of the historic houses in the wider area around Blendon. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near St James the Great, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near Broadway Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Albany Park station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
