Why get it checked now?

A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

Roof survey in Bexley: what you get

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. Typical surveys look at worn or blocked valleys and gutters that overflow in heavy rain, across clay and concrete tiles, the roof space and lead flashings.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Bexley with this kind of roof, the hidden gutter is one of the first things to check.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Different roofs, different checks

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Roof surveys in Bexley: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Red House, about 0.9 miles north, show how far back building in the area around Bexley goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

For landlords with property near Bexley station, a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Broadway Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live in an older home near Parish Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first.

What affects the price in Bexley

We confirm the price for your survey before booking. This is what makes a difference:

  • The size of the roof
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Booking your survey

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them

When you need someone else

It helps to know what a survey will not do before you book:

  • Structural calculations (that’s a structural engineer’s job)

  • Asbestos testing of any kind

Questions from Bexley

Is parking a problem for a survey in Bexley?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

I let a flat near Bexley station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Do you look in the loft space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Bexley, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Let us know where we can park nearby
  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared
