Useful tips for North Cray property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Photograph stains when they appear
  • Check the roof from ground level after storms
  • Let us know about any leaks or stains you’ve seen
  • Gather any paperwork for past roof work

We email the report to you, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.

About our roof survey in North Cray

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey flat roofs, lead flashings and clay and concrete tiles, and people most frequently book us about standing water on a flat roof and water stains on rafters and ceiling joists.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

North Cray questions

Is drone flying allowed in North Cray?

Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

Is my home in North Cray listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or email us.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

What we do, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You are welcome to ask questions while we are there. In North Cray, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when booking.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • Tell us about parking before the day
  • Move anything stored under the loft hatch
  • Note where any stains or damp appear

Advice

How we price roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The size of the roof
  • Any need for thermal images or a drone flight

For a price for your roof in North Cray, call 07833 053749 or email us with the address and some details. The price is agreed before a date is set.

What to let us know when you contact us

Before you get in touch, it’s useful to have:

  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you’re working to, like exchange

Once you know what you need, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we look for on each type of roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we check them closely.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.

Landlord and commercial surveys in North Cray

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

North Cray homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.4 miles north-east lies Hall Place and Gardens, a reminder of how long the area around North Cray has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around Broadway Shopping Centre may find that a roof report helps plan work around trading rather than after a leak. Take a building like Royal Park Primary Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Albany Park station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
