Roof survey in Sidcup

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are slates or tiles that have slipped or broken and blocked, sagging or leaking gutters, across lead flashings, clay and concrete tiles and the roof space.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Sidcup has one, it needs checking from somewhere that can actually see it.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What affects the cost of roof surveys

We confirm the price for your roof before booking. This is what makes a difference:

  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

To find out what your survey will cost, call 07833 053749 or use the contact form with the address and some details. The price is agreed before a date is set.

Booking your survey

Before you get in touch, it helps to have:

  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property
  • Any deadline, such as an exchange date
  • Any photos you have, taken from the ground or a window

Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

What we can’t see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Walls, floors and services below the roof
  • Structural calculations (that’s a structural engineer’s job)
  • A promise that the roof won’t leak in future

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Why book with us

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

Local roofs in Sidcup

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Danson House, about 1.7 miles north, show how far back building in the area around Sidcup goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around Broadway Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Sidcup station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Birkbeck Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Sidcup

How do I find out if my home in Sidcup is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around Sidcup?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
