Leave it or get it looked at?

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Roof surveys for homes and businesses in Albany Park

A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. You get a report with photographs and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at lifted, split or missing lead flashings and ponding, splits or blisters on flat roofs, on ridges, hips and valleys, clay and concrete tiles and the roof space.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Albany Park as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Advice

What a roof survey does not cover

To be straight with you, a roof survey has limits:

  • An exact number of years the roof has left
  • Whether the roof structure meets design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before you book. The full list of what we check.

What this survey covers

  • Flat roofs
  • The roof space
  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings
  • Ridges, hips and valleys

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or email us.

Useful tips for Albany Park property owners

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Ask about a flat roof on an extension or garage too
  • Have details of recent roof work to hand
  • Photograph stains when they appear
  • Let us know about past leaks

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Roofs, chimneys and gutters in Albany Park

Danson House, about 2.2 miles north, is one of the historic houses in the wider area around Albany Park. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Albany Park is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Sidcup station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like Birkbeck Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park like Waring Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Albany Park questions

Are there drone restrictions around Albany Park?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Is my home in Albany Park listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. The report includes photos and recommendations.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.
