Flat roof surveys for homes and businesses in North Cray

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or email us with the address and a rough idea of the roof area. If you’ve noticed splits, cracks and crazing and blocked or damaged outlets, we can find out what’s behind it.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in North Cray, the flat roof is often a shared part of the building.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Why us?

  • Two decades and more of roof surveys
  • Weekday and weekend surveys
  • 98% of clients satisfied
  • We hold a CAA Flyer ID and Operator ID

When to book a survey in North Cray

A buyer’s general survey often recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

We’re often asked to look at:

  • Failed seals around rooflight kerbs
  • Blisters and bubbles in the covering
  • Signs of deflection in the roof deck
  • Cracked or split membrane

If your home is one of the older ones in the streets near Parish Church of St James, the joins between later flat roofs and the old walls are where problems normally start.

Questions to ask before you book

  • Whether any drone flown is registered with the CAA
  • How long the report takes to arrive
  • Is there a chance to talk the report through?
  • How they plan to inspect the roof safely

What’s in a roof survey

What we look for on each type of roof

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof will not leak in future
  • Hidden layers beneath the covering
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before you book. What our survey covers.

What we check

  • Upstands and outlets
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes

Flat roof surveys in North Cray: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Hall Place and Gardens, about 1.4 miles north-east, is one of the historic houses in the wider area around North Cray. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you look after a building such as Royal Park Primary Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Albany Park station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What affects the price in North Cray

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • How big the roof is
  • Whether it’s a home or a commercial building

Flat roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

What to let us know when you get in touch

Some details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Any deadline, such as an exchange date
  • Access details, like a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is

Most bookings start with a short call: call 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. In a London area like North Cray, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Let us know about parking near the property
  • Point out any leaks or damp patches
  • Leave a clear route to the loft

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Does a conservation area affect roof work in North Cray?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or send us an email with the details.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
