Flat roof survey in Ruxley: what you get

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey mastic asphalt, upstands and outlets and felt flat roofs, and people most often book us about failed upstands where the roof meets a wall and blistering in felt or asphalt.

Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Ruxley, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat roofs in Ruxley

With Hall Place and Gardens about 2.6 miles north-east, Ruxley sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For businesses in and around places such as Broadway Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. For site and facilities teams at buildings such as Hope Community School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

How the survey changes by roof type

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

What a survey costs

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Roof area

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • What made you get in touch
  • Where the property is, with the postcode
  • The type of building and roof, such as pitched or flat
  • Dates you are working to, like exchange

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

When to book a survey in Ruxley

Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.

It’s worth booking a survey if you’ve seen:

  • Failed seals around rooflight kerbs
  • Ponding water that doesn’t drain away
  • Damaged trims at the roof edge
  • Raised blisters across the surface

The streets around a church like St Botolph's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • What the survey won’t cover
  • How long the report takes to arrive
  • Is there a chance to talk the report through?

What a good roof survey covers

The survey, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Mention any parking restrictions on your street
  • Make sure we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building

FAQs for Ruxley

Does a conservation area affect roof work in Ruxley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will parking be an issue for a roof survey in Ruxley?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.

How long is the visit?

Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. The report follows by email.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Can you tell me how long my flat roof will last?

A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Does the survey cover asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

When you need someone else

It is a careful look at the flat roof, not the whole story. Its limits include:

  • Fragile surfaces, which we do not walk on
  • What’s under the membrane without opening it up
  • A structural engineer’s assessment of the deck

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

Checking the roof from ground level

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
