Why get it checked now?

Flat roofs cannot typically be seen from the street, so they’re frequently overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Why us?

  • An independent view of the roof
  • Surveys seven days a week
  • Professional indemnity and public liability insurance
  • More than 20 years surveying roofs

Flat roof survey in Upper Ruxley

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with photographs of each. You then have something specific to put to the seller or agent. Common reasons to book are edge trims that have lifted or split and signs of deflection in the roof deck, on EPDM rubber, single-ply membranes and GRP fibreglass.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Upper Ruxley, access is agreed with whoever manages the roof ahead of the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Upper Ruxley questions

Do you carry out roof surveys in Upper Ruxley?

Yes. We work right across London and the South East, and Upper Ruxley is part of that. You can call 07833 053749 or drop us an email with the address and some details.

Is parking a problem for a survey in Upper Ruxley?

Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will explain what’s needed.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Advice

Do you need a flat roof survey in Upper Ruxley?

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

It’s worth booking a survey if you’ve seen:

  • Blocked or damaged outlets
  • Blistering in felt or asphalt
  • Edge trims that have lifted or split
  • Leaks around rooflights

If you let a flat or house near Swanley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Choosing a roof surveyor

  • What happens after the report arrives
  • When you will get the report
  • Are they insured for the work?
  • What the report includes, and whether it has photographs

What a good roof survey covers

What a flat roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Testing older roof sheets for asbestos
  • Parts of the roof that aren’t safe to walk on or view
  • A promise that the roof won’t leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Roof types and parts we check
