Your questions about gutter surveys in Upper Ruxley

Does a conservation area affect roof work in Upper Ruxley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is parking a problem for a survey in Upper Ruxley?

It depends on the street. If Upper Ruxley has controlled parking where you are, a visitor permit is the easiest answer.

Are hidden gutters like valleys and box gutters included?

Yes, where it’s safe to see them. We look from vantage points, the roof space and the roof itself where safe and a drone where it applies.

Do you cover Upper Ruxley?

Yes. We survey roofs in Upper Ruxley and the rest of Greater London. To book, phone 07833 053749 or email us.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

What happens after the survey?

You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

About our gutter survey in Upper Ruxley

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. We survey downpipes, parapet and box gutters and valley gutters, and the problems we’re asked to look at most are hoppers and outlets full of debris and gutters overflowing in heavy rain.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Upper Ruxley has one, it needs checking from somewhere that can actually see it.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

When to book a survey in Upper Ruxley

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

People normally book a survey when they’ve noticed one of these:

  • Hoppers and outlets full of debris
  • Downpipes that are split or coming away
  • Joints that drip after rain
  • Valley or box gutters that overflow inside

For site and facilities teams at buildings like Hope Community School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before booking

  • What happens after the report arrives
  • Whether you get a written report with photos
  • How long they’ve been surveying roofs
  • Whether any drone flown is registered with the CAA

Roofs, chimneys and gutters in Upper Ruxley

About 2.7 miles north lies Hall Place and Gardens, a reminder of how long the area around Upper Ruxley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Trees in and around Foots Cray Meadows shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you live in an older home near St Botolph's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Roof by roof

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can be seen safely.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

How we price gutter surveys

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

When you call or email, these details help:

  • Access details, such as a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, such as exchange
  • The reason for the survey, like buying, a leak or storm damage

To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
