Gutter surveys for homes and businesses in North Cray
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photographs. We survey outlets and hoppers, parapet and box gutters and eaves gutters, and the problems we are asked to look at most are gutters overflowing in heavy rain and valley or box gutters that overflow inside.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in North Cray has one, it needs checking from somewhere that can actually see it.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

FAQs for North Cray
Will parking be an issue for a roof survey in North Cray?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
How do I find out if my home in North Cray is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, ring 07833 053749 or email us.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
Roof by roof
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it’s safe to see.
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.
Gutter surveys in North Cray: local notes
Historic houses such as Hall Place and Gardens, about 1.4 miles north-east, show how far back building in the area around North Cray goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
If you look after a shop, office or commercial unit, for example near Broadway Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live near a park such as Foots Cray Meadows, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Common roof problems in North Cray
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
These are some of the problems a survey can pick up:
- Water backing up from a hidden gutter
- Sagging gutters and loose brackets
- Dripping or leaking gutter joints
- Overflowing eaves gutters
For landlords with property near Albany Park station, the gap between tenancies is a good time to have the roof looked at.

Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Include valley, parapet and box gutters when clearing
- Check for spilling water in a downpour
- Have gutters cleared at least once a year
- Watch ceilings under valley gutters for fresh marks
If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.
Why act early in North Cray
A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. In North Cray, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What we do, step by step
Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, it usually takes an hour or two for most houses; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in North Cray runs like any other.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Preparing for the visit
- Keep pets out of the way during the survey
- Clear the way to the loft hatch
- Note where any stains or damp appear
