Gutter surveys for Sidcup homes and businesses

What a gutter survey looks like in Sidcup

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Sidcup is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The wider area around Sidcup has a long history of building, with Danson House about 1.7 miles north. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around Broadway Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For an older house near a landmark like Holy Trinity Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Sidcup station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Gutter surveys for homes and businesses in Sidcup

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey downpipes, fascias and soffits and outlets and hoppers, and common reasons people get in touch are brackets that have dropped or snapped and gutters full of debris and silt.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Sidcup, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How we price gutter surveys

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

To price your survey accurately, we will ask about:

  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel
  • Access details, like a loft hatch or a shared roof
  • What’s prompted the survey

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

Different roofs, different checks

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Sidcup questions

Will parking be an issue for a roof survey in Sidcup?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How do I find out if my home in Sidcup is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Sidcup runs like any other.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Leave side gates unlocked
  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with whoever owns or manages the building

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Sidcup. To discuss a property or a block, call 07833 053749 or drop us an email.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s hidden inside a downpipe
  • Confirming asbestos in older rainwater goods
  • Parts of gutters that cannot be seen safely

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.
