Roof survey in Upton: what you get

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed water stains on rafters and ceiling joists and ridge tiles that have lifted or moved, a survey will tell you what’s going on, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Upton as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we are asked to look at in Upton

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

We’re often asked to look at:

  • Cracked or blistered flat roof coverings
  • Gaps in the roof where coverings have gone
  • Gutters that overflow in heavy rain
  • Flashings that have come away from the wall

If you look after a shop, office or commercial unit, for example near Broadway Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

What to expect from a roof survey

Your questions about roof surveys in Upton

I let a flat near Bexleyheath station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Can you fly a drone over a roof in Upton?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Can you survey in bad weather?

Light rain does not normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How experienced are you?

More than 5,000 surveys over 20+ years.

When you need someone else

It’s useful to know what a survey will not do before booking:

  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets
  • A promise that the roof will not leak in future

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

What we check

  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • The roof space

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at. We note any lean or loose pots.

Natural slate

Slate is common on older homes in London and South East England. Widespread slipping normally points to corroded nails, which we describe in the report.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. London terraces rarely offer a view of the whole roof from one spot, so in Upton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photographs and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey

Booking a survey

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

Roof surveys in Upton: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Red House about 0.3 miles south-west, Upton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Upland Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park like Danson Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Upton is about 1 mile east of Welling, in Greater London. Surveys in Upton work the same way as everywhere we cover: a close look at what can safely be seen, photos and a clear written report. Our area takes in places right across Greater London. For surveys nearby, see our London page.

We cover every part of DA6, DA7 and DA16 for roof surveys and the streets around it. Whether your property is on Lion Road, Upton Road and Freta Road or a nearby road, we can help. How we price roof surveys

Prices vary from roof to roof, and it comes down to:

  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Which survey package you book

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

Before you get in touch, it helps to have:

  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from ground level or a window
  • What kind of property and roof it is

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or drop us an email.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
