Roof survey in West Heath, Greater London
Roof surveys in West Heath from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and the South East.
- Blocked, sagging or leaking gutters
- Ridge tiles that have lifted or moved
- Water stains on rafters and ceiling joists
How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In West Heath, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Make sure we can get to the back of the property
- If it is not your property yet, arrange access through the agent
- Let us know about parking near the property

How a roof survey works in West Heath
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We are often asked to look into water stains on rafters and ceiling joists and loose chimney pots, on flat roofs, the roof space and chimney stacks.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in West Heath with this kind of roof, the hidden gutter is one of the first things to check.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips from our surveys
Here are a few things we’d tell any owner:
- File the report with your home documents
- Have details of recent roof work to hand
- Watch for slipped slates after bad weather
- Let us know about any leaks or stains you’ve seen
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Roof surveys in West Heath: local notes
Historic houses such as Danson House, about 1.5 miles south, show how far back building in the area around West Heath goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. West Heath is about 2 miles from the edge of the flight restriction zone around London City Airport. Where the drone is part of the survey, the exact boundary is checked for the address first.
For landlords with property near Abbey Wood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you own one of the older houses in the streets near St Andrew's, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Hillsgrove Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

West Heath questions
Do you survey roofs for landlords with property near Abbey Wood station?
Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.
Is my home in West Heath listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Defects hidden under coverings or inside walls without opening up
- Whether the roof structure meets design loads
- A full building survey of the property
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.
What this survey covers
- Clay and concrete tiles
- Lead flashings
- Natural slate
- Flat roofs
- Ridges, hips and valleys
- The roof space
- Chimney stacks
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Roof by roof
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.
