  • Torn or sagging underlay
  • Gutters that overflow in heavy rain

Need a roof survey in Belvedere?

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Roof survey in Belvedere: what you get

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, lead flashings and flat roofs, and common reasons people get in touch are water stains on rafters and ceiling joists and ridge tiles that have lifted or moved.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Belvedere are no exception. Shared chimney stacks and the lead around them are just as important to check.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Why get it checked now?

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What this survey can’t tell you

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • A promise that the roof will not leak in future

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What a roof survey looks like in Belvedere

About 2.3 miles south-west lies Red House, a reminder of how long the area around Belvedere has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. The flight restriction zone around London City Airport comes within about 2 miles of Belvedere. Where the drone is part of the survey, the exact boundary is checked for the address first.

Homes near green spaces such as Lesnes Abbey Woods can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Lessness Heath Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Check the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at

Advice

What we look for on each type of roof

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, particularly at the verges and ridge.

FAQs for Belvedere

Is my home in Belvedere listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

I let a flat near Belvedere station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

How long does a roof survey take?

It normally takes about one to two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Can you check whether my roof contains asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Signs you need a roof survey in Belvedere

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

Here are some of the things we see often:

  • Loose chimney pots
  • Cracked mortar along the ridge
  • Worn lead at chimneys and abutments
  • Water stains on rafters and ceiling joists

Landlords with a home close to Belvedere station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
