About our pre-purchase roof survey in Belvedere
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey gutters and downpipes, chimney stacks and the roof space, and people most often book us about gutters that overflow or drip at the joints and cracked flaunching or crumbling chimney pointing.
London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Belvedere or checking a new roof there: only the parts we’re given access to and can see safely are inspected. If it’s a flat, the lease usually sets out who is responsible for the roof.
Nothing in the report is left vague: where something needs attention, it says so plainly.

Pre-purchase roof surveys in Belvedere: local notes
The wider area around Belvedere has a long history of building, with Red House about 2.3 miles south-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. For a purchase or a newly finished roof, the materials decide which details matter most.
Take an older house close to Parish Church of All Saints: older patch repairs can hide behind a tidy front slope, and the survey looks past them. For a London address like Belvedere, it is useful to know about controlled parking before the day. If you let a flat or house near Belvedere station, a written report helps before buying a rental or paying for a new roof on one.

How we price pre-purchase roof surveys
A few things affect what a survey costs:
- The type of building, from a house to a block or an office
- The size of the roof
- If the survey needs thermal imaging or a drone
- Height and safe access
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

How the survey changes by roof type
Lead flashings and valleys
Flashings are a common source of leaks, so we check each one closely. Any that need attention are photographed and explained.
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

DIY checks: what’s safe
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your questions about pre-purchase roof surveys in Belvedere
Will parking be an issue for a roof survey in Belvedere?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Is my home in Belvedere listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
At what stage of buying should I get the roof surveyed?
Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we can’t promise any saving.
Do you go up on the roof?
Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or send us an email.
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
The survey, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Belvedere moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we will get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.

Advice
What we cannot see
To be straight with you, there are limits to any roof survey:
- Confirmation of asbestos in cement sheets or soffits
- Walls, floors, services and rooms below the roof
- Whether timbers meet design loads
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and doesn’t.
