Independent pre-purchase roof surveys in Barnehurst

Pre-purchase roof surveys for homes and businesses in Barnehurst

Buyers in Barnehurst and right across London and the South East use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or use the contact form. We survey lead flashings and valleys, clay and concrete tiles and gutters and downpipes, and the problems we’re asked to look at most are old water stains in the roof space and roof slopes that look uneven or sagging.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Barnehurst might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Each part of the roof is examined and photographed.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Before we arrive

  • Move anything stored under the loft hatch
  • Tell us about parking before the day
  • If you’re buying, let the agent know when we are coming

Booking a survey

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Advice

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Ask who repairs the roof under the lease
  • Pass the findings to your conveyancer
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the seller about past roof repairs

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Landlords, agents and block managers in Barnehurst

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey seven days a week, which helps when tenants work during the week.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

What a pre-purchase roof survey doesn’t cover

Before booking, it is worth knowing what a survey will not do:

  • How a seller will respond, or what the house is worth
  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

What we look at

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys
  • The roof space

Common roof problems in Barnehurst

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

Here are some of the things we see often:

  • Slipped or missing slates and tiles
  • Ponding, blisters or splits on a flat roof
  • Patch repairs that may hide an ongoing problem
  • Gutters that overflow or drip at the joints

Take an older house close to Church of St Paulinus: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • Whether the price includes VAT
  • What happens after the report arrives
  • Their insurance cover

Your questions about pre-purchase roof surveys in Barnehurst

How do I find out if my home in Barnehurst is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is drone flying allowed in Barnehurst?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

How long does the survey visit take?

It normally takes an hour or two on an ordinary house, or half a day or so for a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.

Will you need to get into the loft?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is typically arranged through the agent or seller.

Is Barnehurst in your area?

Yes. We cover Barnehurst and the rest of Greater London, as part of our work across London and South East England. For a price, call 07833 053749 or email us.

Can you survey in bad weather?

A survey can typically go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
