Useful tips for Belvedere property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Book gutter clearing at least once a year
  • Ask residents to report damp straight away
  • Keep roof surveys on a rolling plan
  • Get legal advice on lease responsibilities

You receive a report with photographs and recommendations, prioritised by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults typically get worse.

Landlord roof survey in Belvedere: what you get

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. We’re frequently asked to look into mortar falling from ridges and verges and failed flashings at walls and chimneys, across gutters and downpipes, blocks of flats and rented houses.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the price in Belvedere

Not every roof costs the same to survey, and it comes down to:

  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • How big the roof is

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What we need to know

Before you get in touch, it helps to have:

  • How the loft is reached, if there is one
  • When you need the report by
  • The type of building and roof, like pitched or flat
  • Photos of the roof, taken safely from the ground or a window

Not sure which survey you need? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Legal advice on leases or service charges
  • Asbestos testing of roof sheets or soffits
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What this survey covers

  • Shared roofs
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks

What happens on the day

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we are looking at
  • If the roof is shared, arrange access with whoever manages the building

Do you need a landlord roof survey in Belvedere?

On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it and work gets delayed. A condition report gives everyone the same starting point.

Look out for signs like these:

  • Flashings that have come away
  • Leaking joints at party walls
  • Ceiling stains reported by tenants
  • Worn ridges, hips and verges

The streets around a church such as Parish Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether you can ask questions once you have the report
  • What exactly goes into their report
  • What experience they bring

What a good roof survey covers

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Belvedere homes and their roofs

With Red House about 2.3 miles south-west, Belvedere sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces such as Lesnes Abbey Woods can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you let a flat or house near Belvedere station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Your questions about landlord roof surveys in Belvedere

Do you survey roofs for landlords with property near Belvedere station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and tell us about the building.

Does a conservation area affect roof work in Belvedere?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
