How a landlord roof survey works in Northumberland Heath
Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey rented houses, converted houses and flat roofs on blocks, and common reasons people get in touch are standing water on a flat roof and flashings that have come away.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Northumberland Heath are no exception. Shared chimney stacks and the lead around them are just as important to check.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

How the survey changes by roof type
Pitched roofs on houses and blocks
Ridges, hips and verges take a lot of weather, so we check them closely.
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. Most surveys take an hour or two for a house, or half a day or so for a commercial building. In a London area like Northumberland Heath, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start by agreeing the scope, roof by roof.
- Access to flats and the loft space is arranged with you in advance.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Preparing for the visit
- Find any records of previous roof work
- If it isn’t your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building
Booking a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.
Related advice
For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Northumberland Heath questions
Do you survey roofs for landlords with property near Barnehurst station?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.
How do I find out if my home in Northumberland Heath is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What’s the best way to book?
Simply call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Is this a RICS survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Will you walk on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Act on high-priority defects quickly
- Ask residents to report damp right away
- File each roof report for future reference
- Arrange flat access ahead of time
If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.
Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.
Local roofs in Northumberland Heath
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 1.8 miles south lies Hall Place and Gardens, a reminder of how long the area around Northumberland Heath has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For site and facilities teams at buildings like King Henry School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like St Paul's, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Barnehurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
