Flat roof surveys in Belvedere

Flat roof survey in Belvedere: what you get

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. We survey GRP fibreglass, single-ply membranes and mastic asphalt, and people most often book us about a sagging deck under the covering and cracked or split membrane.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Belvedere shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Belvedere: your questions answered

Can parking be tricky for a visit in Belvedere?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

How do I find out if my home in Belvedere is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Do you work in Belvedere?

Yes. We cover Belvedere and the rest of Greater London. To book, call 07833 053749 or send us an email.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please phone 07833 053749 or drop us an email with the details.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. You are welcome to ask questions while we are there. In a London area like Belvedere, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We check the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

Leave it or get it looked at?

Before replacing a flat roof, it helps to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Flat roof surveys around Belvedere

Historic houses such as Red House, about 2.3 miles south-west, show how far back building in the area around Belvedere goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Belvedere station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings such as Lessness Heath Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep people off the roof unless they need to be there
  • Check that new brackets or units haven’t damaged the covering
  • File the paperwork for the roof and any repairs
  • Treat rooflights and old sheeting as fragile

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Testing older roof sheets for asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

When to book a survey in Belvedere

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

Problems we come across often include:

  • Ponding water that does not drain away
  • Damaged trims at the roof edge
  • Water getting in at rooflights
  • Raised blisters across the surface

Shop and office owners around Broadway Shopping Centre may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.
