Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Flat roof survey in Erith

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’ve noticed water getting in at rooflights and outlets choked with leaves and silt, we can find out what’s behind it.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Erith, the roof above may belong to the building rather than one flat.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

FAQs for Erith

How do I find out if my home in Erith is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is parking a problem for a survey in Erith?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is Erith in your area?

Yes. We cover Erith and the rest of Greater London, as part of our work across London and South East England. To book, ring 07833 053749 or use the contact form.

What will the report tell me?

A report with photos, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we’ll identify it on the day.

Signs you need a flat roof survey in Erith

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

These are some of the problems a survey can pick up:

  • Pools of water lying on the roof
  • Failed seals around rooflight kerbs
  • Loose or cracked edge trims
  • Outlets choked with leaves and silt

Take a building like Christ Church (Erith) CofE Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What to check before booking

  • Are they insured for the work?
  • How soon the report will arrive
  • Will the report include photos?
  • Is there a chance to talk the report through?

What a good roof survey covers

What this survey cannot tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Whether the deck or joists are strong enough
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Testing older roof sheets for asbestos

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

What we look at

  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. In Erith, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Keep pets in another room
  • Note where any stains or damp appear

Advice

Flat roofs in Erith

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Erith is one of them, bay roofs, hips and later dormers each have their own details. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Hall Place and Gardens, about 2.3 miles south, is one of the historic houses in the wider area around Erith. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Christ Church are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems usually start. If you look after a shop, office or commercial unit, for instance near Broadway Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.
