How electronic leak detection works in Erith

Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work, and some may need lifting. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We will tell you if the roof cannot be tested. We survey single-ply roofs, flat roof membranes and liquid-applied waterproofing, and common reasons people get in touch are leaks through a flat roof with no obvious cause and new roofs to check before paving or planting.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Erith, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take more time on a big roof than a small one, with the construction of the roof playing a part too. In Erith, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Preparing for the visit

  • Leave side gates unlocked
  • Leave a clear route to the loft
  • For flats, make sure roof access has been agreed

Erith questions

Will parking be an issue for a roof survey in Erith?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Is my home in Erith listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Landlord and commercial surveys in Erith

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

What electronic leak detection looks like in Erith

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Hall Place and Gardens, about 2.3 miles south, is one of the historic houses in the wider area around Erith. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For a London address like Erith, it helps to know about controlled parking before the day, along with any off-street space. Take a building like Christ Church (Erith) CofE Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What we’re asked to look at in Erith

Holes in a membrane often come from feet, tools or debris. Many are tiny but water still finds them.

Here are some of the things we see often:

  • New roofs to check before paving or planting
  • Damage from equipment installers
  • Stains far from any visible defect
  • Breaches around outlets and penetrations

If you let a flat or house near Erith station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Choosing a roof surveyor

  • Whether the roof space is looked at, where there is one
  • What they will not be able to tell you
  • Is VAT included in the price?
  • What insurance they carry

What a good roof survey covers

What affects the price in Erith

All our prices include VAT. The things that change the price are:

  • Roof area
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.

Helping us price your survey

You don’t need to know any roofing terms. Just let us know:

  • What’s prompted the survey
  • Your timetable, such as an exchange date
  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window

Every survey is priced before it’s booked, so you know where you stand. We quote electronic leak detection for each roof, as the method and time depend on the roof. To book, call 07833 053749 or send us an email.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Water entering through details rather than the membrane
  • Areas we cannot reach or that can’t be tested
  • The extent of water in the insulation

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

What we check

  • Green roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Roof terraces and balconies
  • Flat roof membranes

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
