Electronic leak detection in North End

About our electronic leak detection in North End

You get a report showing the location of each breach, with photographs. It tells your roofer exactly where to repair instead of hunting for the leak. We don’t estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. Results come in a written report with photos. We are often asked to look into repairs that haven’t stopped the leak and breaches around outlets and penetrations, across green roofs, commercial flat roofs and liquid-applied waterproofing.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in North End, the roof above may belong to the building rather than one flat.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How we price electronic leak detection

The price reflects the time and kit the roof needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What we need to know

Getting the details right at the start saves time. It’s useful to include:

  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • What kind of property and roof it is

To book a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We’ll confirm the price before booking.

Your questions about electronic leak detection in North End

Do you carry out roof surveys in North End?

Yes. We survey roofs across London and South East England, and North End is part of that. You can ring 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

How do I find out if my home in North End is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Does electronic leak detection work on all membranes?

Not every roof is suitable. Some membranes conduct electricity, and some build-ups lack a suitable layer below. We’ll tell you if yours is not suitable before testing.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

How the survey changes by roof type

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but can still be punctured.

Liquid-applied waterproofing

What lies under a liquid coating decides if ELD will work.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes as long as needed for the roof’s area and construction, and we’ll give you a guide when quoting. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in North End runs like any other.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

Preparing for the visit

  • Check we can get to the back of the property
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Have any paperwork from past roof work to hand

Advice

Why get it checked now?

Repeated call-outs for the same leak add up. A report showing the breach points gives your roofer a clear target. In North End, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for the job before booking.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Let us know about the membrane and build-up if you know it
  • Note where leaks show inside and when
  • Check new waterproofing before handover
  • Get leaks traced quickly

After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

Electronic leak detection in North End: local notes

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. With Hall Place and Gardens about 2 miles south-west, North End sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to St. Augustine's Church: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you let a flat or house near Slade Green station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For businesses in and around places such as Broadway Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.
