Thermal roof surveys for North End homes and businesses

About our thermal roof survey in North End

A thermal camera can help when the cause of damp is not obvious. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. Common reasons to book are gaps in loft insulation and leaks far from where the stain appears, across insulated roof spaces, commercial roofs and flat roofs.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Let us know about the building and access when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Why get it checked now?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, rather than more guesswork. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Thermal roof surveys around North End

The wider area around North End has a long history of building, with Hall Place and Gardens about 2 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in North End is one of them, bay roofs, hips and later dormers each have their own details. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

If you look after a building such as St. Paul's (Slade Green) Church of England Primary School, a drone or thermal camera can show a large roof in a single visit. If you run a business near Broadway Shopping Centre, big, flat commercial roofs are where photos from the air and thermal images help most. If you own one of the older houses in the streets near St. Augustine's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

North End is about 2 miles north-west of Dartford, in Greater London. We carry out thermal roof surveys in North End for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our Greater London coverage includes North End and the places around it. There’s also a page for London.

Surveys in DA8, DA1 and DA7 are booked the same way as anywhere else. We cover properties on Oak Road, Elm Road and Moat Lane and the roads around them. Other places close to North End include Slade Green (1 mile east), Barnes Cray (1 mile south), Bexley Riverside (1 mile west), Barnehurst (1 mile west) and Northumberland Heath (1 mile west). Further out, we also cover London (13 miles west), City of Westminster (15 miles west), Marylebone (15 miles west), St Pancras (14 miles west), Shoreditch (12 miles west) and Walthamstow (13 miles north-west).

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Check the loft can be reached safely
  • Keep a record of when stains appear
  • Use the report as a baseline for later checks
  • Heat the home normally on the days before

If the images suggest moisture that cannot be confirmed, we will say what would help next, for example electronic leak detection or a roofer opening up a small section.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What a survey costs

When we price a survey, we consider:

  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

A little information up front helps. It helps to include:

  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Keep pets in another room
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices

Different roofs, different checks

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

Loft insulation

Insulation frequently gets moved during work in the loft. Thermal images can show where it has been pushed aside.

North End questions

Will parking be an issue for a roof survey in North End?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.

Are there drone restrictions around North End?

Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

What happens next?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details when booking.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
