About our new roof snagging in North End
Our snagging inspections cover North End and the rest of London and the South East. Time on site usually takes between one and two hours for most homes, depending on how much new work there is to check. We inspect as far as it is safe to see including by drone where it applies. You then get a photo-illustrated written report. Visits can be on weekdays, Saturdays or Sundays. If you are worried about signs of condensation in the roof space and ridge and hip tiles not properly fixed, a survey will tell you what’s going on, on replacement roofs, new-build homes and new flat roofs alike.
London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in North End or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease usually says who looks after the roof.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Surveys for landlords and agents in North End
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Different roofs, different checks
Flashings
Poorly finished flashings often show up on new roofs. They’re recorded with photos.
Ridges, hips and verges
Verge details can be rushed, so we look at them carefully.
New roof snagging in North End: local notes
The wider area around North End has a long history of building, with Hall Place and Gardens about 2 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
For an older house near a landmark like St. Augustine's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Slade Green station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. As a London address, North End can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.

Tips that help
Small things make a difference. Our tips:
- Walk round the house to look for knock-on damage
- Check that gutters weren’t left full of offcuts
- Tell your roofer the work will be inspected
- Watch for drips in the roof space with care
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That is worth bearing in mind if a payment date is close.
File the contract, invoices and warranty papers in one place. Add the snagging report to it.
When you need someone else
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Settling a dispute with your roofer or builder
- How the roof will perform for years to come
- Parts of the roof we can’t see safely
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.
What we look at
- Ridges and verges
- Loft conversions and dormers
- New flat roofs
- New-build homes
- Replacement roofs
- Flashings and valleys
How it works
Once we’ve finished looking, we write up our findings as a written report with photos. As for time on site, most surveys take an hour or two on an ordinary house, and about three to four hours for a commercial roof. In North End, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when booking.
- First, we note any deadlines and concerns.
- The roof is inspected from ground level, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
How to prepare
- Let us know about parking before the day
- Agree roof access with the managing agent if it’s shared
- Make a note of anything you’d like us to look at
Getting a price
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Why it is worth a survey now in North End
A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Finding them early means they can be dealt with quickly. In North End, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
