About our roof leak investigation in North End
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We survey flat roof details, lead flashings and the roof space, and common reasons people get in touch are water marks that spread in wet weather and stains around a skylight.
In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. In North End, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in North End we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Point out any leaks or damp patches
- Dig out any old roof reports or invoices
- If you’re buying, let the agent know when we’re coming

Advice
Wind, rain and roofs in North End
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in North End is one of them, bay roofs, hips and later dormers each have their own details. The covering and its details give the first clues when tracing where water is coming from. Historic houses such as Hall Place and Gardens, about 2 miles south-west, show how far back building in the area around North End goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you run a business near Broadway Shopping Centre, a quick answer on where water is coming in keeps a business running. Take an older house close to St. Augustine's Church: water on an older roof tends to find its way in at the lead, the valleys or the chimney.
North End is about 2 miles north-west of Dartford, in Greater London. In North End, as across Greater London, every roof gets the same careful survey. North End is one of the towns and villages in Greater London where we work for roof leak investigations. You can also see our page for London.

North End questions
Do you cover North End?
Yes, North End is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Is my home in North End listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can a leak be traced on a dry day?
Normally, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Tips that help
From years of surveys, a few habits stand out as worth the effort:
- Take dated photos of the leak
- Check whether pipes or tanks run near the stain
- Have an electrician check any wet fittings
- Mention earlier attempts to fix the leak
Keep the report after the work is done. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

What else we do in North End
Leave it or get it looked at?
Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Finding the leak comes first. In North End, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Every price we give includes VAT. Roof leak investigation starts from £150, including VAT. You’ll know the price for the job before you book.

Signs you need a roof leak investigation in North End
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. Leaks from valleys often show up some distance away inside.
Typical things we’re asked to look at include:
- Ceiling stains that grow after rain
- Damp ceilings under a flat roof
- Water that shows only in certain storms
- Staining around the chimney inside
For site and facilities teams at buildings such as St. Paul's (Slade Green) Church of England Primary School, a leak through a large roof is frequently found some distance from where the water shows inside.

DIY checks: what’s safe
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
