How we price roof leak investigations

When we price a survey, we consider:

  • How big the roof is
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What we need to know

You do not need to know any roofing terms. Just let us know:

  • The kind of building and roof involved
  • Pictures from the garden or a window, if you have them
  • Your timetable, such as an exchange date
  • What made you get in touch

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.

Roof leak investigation in Bexley Riverside

Our roof leak investigations cover Bexley Riverside and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or send us an email to arrange a visit. If you’ve noticed damp underlay across a wide area and ceiling stains that grow after rain, a survey will tell you what’s going on, on valleys and parapet gutters, the roof space and slate and tile slopes alike.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we’re given access to in Bexley Riverside, inside and out. Tell us when the water shows, and in what kind of weather.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Keep a photo record of the damp patch
  • Don’t touch fittings that water is reaching
  • Let us know what has already been tried
  • Note the weather when the leak shows

Your report arrives by email, with photographs of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Bexley Riverside questions

Can parking be tricky for a visit in Bexley Riverside?

Parking in Bexley Riverside, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Is my home in Bexley Riverside listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

How much is a survey?

Our price is from £150, including VAT. We confirm the exact price before booking. For a price, call 07833 053749 or send us an email.

How it works

Every roof is different, but as a rough guide the survey takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Bexley Riverside runs like any other.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • Find any records of previous roof work
  • Clear the way to the loft hatch
  • Leave side gates unlocked

Wind, rain and roofs in Bexley Riverside

Historic houses like Hall Place and Gardens, about 1.6 miles south, show how far back building in the area around Bexley Riverside goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in.

If you own a rental within reach of Barnehurst station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Trees in and around Braeburn Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Signs you need a roof leak investigation in Bexley Riverside

A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.

Signs worth acting on include:

  • Stains around a skylight
  • Staining around the chimney inside
  • A leak that comes and goes with the weather
  • Condensation that looks like a leak

If you live in an older home near St Paul's, lead flashings, valleys and old chimneys are typical places for water to get in.

Questions to ask before booking

  • How soon the report will arrive
  • Will they check the loft as well as the outside?
  • What exactly goes into their report
  • Their track record with similar roofs

What to expect from a roof survey

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
