Bexley Riverside Thermal Roof Survey

We carry out thermal roof surveys in Bexley Riverside and the rest of Greater London. We survey on weekdays, Saturdays and Sundays.

  • Possible trapped moisture under a flat roof covering
  • Heat escaping through the roof
  • Wet areas near outlets and upstands

Thermal roof surveys for homes and businesses in Bexley Riverside

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you are worried about heat escaping through the roof and ceilings that feel colder in places, we can find out what’s behind it.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we can’t see

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • What’s inside walls or under coverings, without opening up
  • Insulation values or heat loss calculations
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Insulated roof spaces
  • Loft conversions

Landlords, agents and block managers in Bexley Riverside

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Thermal roof surveys around Bexley Riverside

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Shop and office owners around Broadway Shopping Centre may find that a commercial roof can be photographed from above without anyone walking on it. With Hall Place and Gardens about 1.6 miles south, the area around Bexley Riverside has a long history. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. For an older house near a landmark such as St Paul's, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Take photos of stains as they appear, so we can compare
  • Keep the heating on as usual before a heat loss survey
  • Remember the conditions on the day affect the results
  • Keep the report to compare against after any repair

Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

Bexley Riverside questions

How do I find out if my home in Bexley Riverside is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you fly a drone over a roof in Bexley Riverside?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Will I get photos?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

What does a thermal roof survey show?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

What a survey costs

A few things affect what a survey costs:

  • The roof’s overall size
  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it’s a home or a commercial building

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Booking your survey

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • Photos of the roof, taken safely from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

Once you know what you need, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so in Bexley Riverside we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
