Chimney Survey in Belvedere
We take a careful look at the chimney stack at your property in Belvedere, and put it all in a report with photographs.
- Cracked or missing flaunching
- Spalled or crumbling bricks
- Worn or missing pointing
What a chimney survey doesn’t cover
It is a careful look at the chimney stack, not the whole story. The main limits are:
- Whether the flue is safe to use
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden damage within the stack
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.

Chimney survey in Belvedere: what you get
Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey chimney breasts, chimney pots and cowls and brick chimney stacks, and common reasons people get in touch are spalled or crumbling bricks and signs that a stack is leaning.
London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Belvedere as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

How the survey works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at most homes, and more on a big or complicated roof. For a visit in Belvedere, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
How to prepare
- Make sure we can get to the back of the property
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street

What else we do in Belvedere
Roof by roof
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.
Local roofs in Belvedere
About 2.3 miles south-west lies Red House, a reminder of how long the area around Belvedere has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Belvedere is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For landlords with property near Belvedere station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Trees in and around Lesnes Abbey Woods shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. The streets around a church like Parish Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Photograph damp patches with the date
- Book a sweep for flues that are in use
- Have brackets on the chimney checked
- File photos of the stacks with your home records
If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.
Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.

What affects the cost of chimney surveys
Prices vary from roof to roof, for these reasons:
- The number of roofs, including extensions and garages
- Features like valleys, chimneys, dormers and parapets
- Whether it is a home or a commercial building
- Any need for thermal images or a drone flight
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Helping us price your survey
Getting the details right at the start saves time. It is useful to include:
- Dates you’re working to, such as exchange
- The style of property, from a terrace to a block
- The property’s address and postcode
- Photos of the roof, taken safely from ground level or a window
Not sure which survey you need? It is easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
Belvedere: your questions answered
How do I find out if my home in Belvedere is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is parking a problem for a survey in Belvedere?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at a house, as part of a look at the roof around the stack. The written report follows by email.
Which parts of the chimney do you look at?
Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.
How can you see the top of the stack?
We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
What causes damp on a chimney breast?
Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
