West Heath questions
Is parking a problem for a survey in West Heath?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.
Can a landlord with a rental near Abbey Wood station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Is a chimney survey the same as a flue inspection?
No. It isn’t a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.
How long is the visit?
Time on site depends on the roof; most visits take an hour or two for a house; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Chimney surveys for homes and businesses in West Heath
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. We survey chimney pots and cowls, brick chimney stacks and shared and party-wall stacks, and common reasons people get in touch are flashings pulling away from the stack and cracked or missing flaunching.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

What a chimney survey does not cover
A survey is a careful look at the chimney stack, but it cannot do everything. Its limits include:
- Hidden damage within the stack
- Structural calculations for a leaning stack
- Whether the flue is safe to use
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

- Chimney pots and cowls
- Lead flashings
- Chimney breasts
- Flaunching
- Shared and party-wall stacks
- Brick chimney stacks
Practical tips
You don’t need to be a roofer to help. What helps most:
- Keep the report to compare against at the next survey
- Find out whether changes to a stack need permission
- Remove aerials or dishes from the stack if they’re no longer needed
- Note any damp on chimney breasts and when it appears
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on from the viewpoints we used.
Make sure fixings on the stack are sound, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.
If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which can make access easier.

What we are asked to look at in West Heath
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.
Signs worth acting on include:
- Frost-damaged brickwork on the stack
- Mortar washing out of the joints
- Lifted or split lead flashings
- A stack that appears to lean
If you run a business near Broadway Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.
Choosing a roof surveyor
- Whether the loft space is looked at, where there is one
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What exactly goes into their report
- Their insurance cover
What happens if roof problems are left?
A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Any roof job in West Heath means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

West Heath homes and their roofs
The wider area around West Heath has a long history of building, with Danson House about 1.5 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces such as Lesnes Abbey Woods can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like Hillsgrove Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

The survey, step by step
Once we have finished looking, we write up our findings as a written report with photos. As for time on site, it usually takes about one to two hours at a house, as part of a look at the roof around the stack. Surveys in West Heath can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
Before the survey
- Unlock side gates and any roof access doors
- Jot down any questions you want answered
- Make sure pets are kept safely away
