Storm damage roof reports in Bexley

Storm damage roof report in Bexley: what you get

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We are often asked to look into damaged gutters and fascias and ridge tiles that have come loose, on gutters and fascias, chimney stacks and slate and tile slopes.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers usually exclude wear and tear, so it helps to know whether damage is old or new. That is as true in Bexley as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours at a house, and longer if the damage is spread across a large roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Advice

Questions from Bexley

Does a conservation area affect roof work in Bexley?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is parking a problem for a survey in Bexley?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Are you loss adjusters?

No. We’re not loss adjusters, and we do not negotiate claims. We provide an independent record of the roof, which you can pass to your insurer.

What if my insurer declines the claim?

The first step is a complaint to your insurer. After that, the Financial Ombudsman Service may be able to look at it. Our report gives you an independent record of the roof, but we can’t say how it will turn out.

How long is the visit?

Time on site depends on the roof, but most surveys take an hour or two at most homes, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.

How strong does the wind have to be for a storm claim?

It varies by policy. Many treat gusts of about 55 mph as storm conditions, but check your own wording.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Useful tips for Bexley property owners

A little preparation and a few simple habits help. Some pointers:

  • Arrange temporary cover with a roofer if rain is getting in
  • Don’t go onto the roof to take pictures
  • Check how your policy defines a storm
  • Keep fallen slates or tiles as evidence if safe

If you’re unhappy with how your insurer handles the claim, you can complain to them first. After that, you may be able to take it to the Financial Ombudsman Service.

A well-maintained roof stands up to storms better. Have loose slates, tiles and flashings seen to promptly.

What we look for on each type of roof

Flat roof coverings

On flat roofs, storms can lift edges and tear membranes. We record any damage and where it is.

Lead flashings

Lifted flashings let rain run behind them into the roof. The report records the flashing and any damp inside.

What we can’t see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • A price for the repairs
  • The work of a loss adjuster appointed by your insurer
  • What your policy covers, which depends on its wording

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Flat roofs
  • Gutters and fascias
  • Slate and tile slopes
  • Chimney stacks
  • Flashings
  • Ridges and hips

Surveys for landlords and agents in Bexley

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photographs.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

Wind, rain and roofs in Bexley

The wider area around Bexley has a long history of building, with Red House about 0.9 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts.

Shop and office owners around Broadway Shopping Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters. Homes near green spaces such as Danson Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Common roof problems in Bexley

Strong winds lift loose or poorly fixed slates and tiles, ridge pieces and flashings. Driving rain then gets in through the gaps. Most people book a report soon after a storm, when they’ve seen damage or water has come in.

People usually book a survey when they’ve noticed one of these:

  • Cowls or aerials dislodged in the wind
  • Damage from fallen branches or debris
  • Damaged gutters and fascias
  • Slates and tiles blown off the roof

Take a building like Old Bexley Church of England School: on a building that size, finding the source of a drip means looking well beyond the stain.

What to check before booking

  • What exactly goes into their report
  • What insurance they carry
  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?
