Roof Leak Investigation in Bullingstone
Tracing where water is getting into your roof in Bullingstone, with drones and thermal imaging where they help. Get in touch for a price.
- Ceiling stains that grow after rain
- Stains around a skylight
- Water that shows only in certain storms
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Write down the wind direction and rain when it leaks
- Keep water away from lights and sockets
- Don’t climb onto the roof to look
- Mention earlier attempts to fix the leak
The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, rather than at the stain.
After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Small faults dealt with quickly rarely become leaks.
How a roof leak investigation works in Bullingstone
Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it is safe to see it. If you’ve noticed a leak that comes and goes with the weather and damp underlay across a wide area, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Bullingstone, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We look at whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
What you get is a clear record of the leaking roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Should I look at the roof myself first?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Leave it or get it looked at?
A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Finding the source early keeps the damage down. Where a roof is exposed, as many are in small places like Bullingstone, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Wind, rain and roofs in Bullingstone
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 2.2 miles north-west lies Penshurst Place, a reminder of how long the area around Bullingstone has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For an older house near a landmark like Church of St Mary the Virgin, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you run a business near Royal Victoria Place, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Take a building like Speldhurst Church of England Voluntary Aided Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.
Bullingstone is about 3 miles west of Royal Tunbridge Wells, in Kent. Surveys in Bullingstone work the same way as everywhere we cover: a careful look at what can safely be seen, photos and a clear written report. Across Kent, we cover Bullingstone. For surveys nearby, see our Maidstone page.

Bullingstone: your questions answered
Does a conservation area affect roof work in Bullingstone?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you carry out roof surveys in Bullingstone?
We do. The survey and report are the same in Bullingstone as anywhere else.
What happens next?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
How do you tell a leak from condensation?
It’s a common question. A leak usually shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. The report explains which it looks like and what to do.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
What we can’t see
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Putting the leak right
- Defects hidden under coverings or inside walls without opening up
- Leaks from plumbing, tanks or pipework rather than the roof
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What our survey covers.
Roof types and parts we check
- Chimney stacks
- Valleys and parapet gutters
- Flat roof details
- Rooflights and dormers
- Lead flashings
- The roof space
- Slate and tile slopes
How it works
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Somewhere as small as Bullingstone, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with what you’ve seen: where the stain is and when it gets worse.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before the survey
- If you’re buying, check with the agent that we can get in
- Dig out any old roof reports or invoices
- Keep pets out of the way during the survey

Advice
What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- The roof’s overall size
- Whether it is a home or a commercial building
- The number of roofs, including extensions and garages
- The height of the building and how the roof can be seen safely
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.
What to let us know when you get in touch
Before you get in touch, it is useful to have:
- The reason for the survey, such as buying, a leak or storm damage
- When you need the report by
- The type of building and roof, such as pitched or flat
- Access details, such as a loft hatch or a shared roof
If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, call 07833 053749 or use the contact form.
