Thermal roof survey in Bullingstone: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey insulated roof spaces, ceilings below the roof and pitched roof slopes, and people most often book us about thin or uneven insulation in the roof and damp that repairs haven’t cured.

Somewhere as small as Bullingstone, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • A formal energy assessment
  • A structural engineer’s assessment
  • Clear results when the conditions on the day are poor

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Flat roofs
  • Insulated roof spaces
  • Pitched roof slopes
  • Ceilings below the roof
  • Commercial roofs
  • Loft conversions

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

FAQs for Bullingstone

Do you cover smaller places like Bullingstone?

Yes, Bullingstone is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Bullingstone?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Will the camera show exactly where the water is?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes between one and two hours at a typical home, and longer for a large or complex roof. Somewhere as small as Bullingstone, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • Leave side gates unlocked
  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch

How to book

Once you know what you need, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What happens if roof problems are left?

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. For older village homes like those around Bullingstone, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Drones, thermal imaging and Bullingstone roofs

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. The wider area around Bullingstone has a long history of building, with Penshurst Place about 2.2 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you look after a building such as Speldhurst Church of England Voluntary Aided Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. If you run a business near Royal Victoria Place, a commercial roof can be photographed from above without anyone walking on it. For an older house near a landmark such as Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Heat the home normally on the days before
  • Keep outlets and gutters clear to stop water sitting
  • Keep dated photos of any marks on ceilings
  • File the images with your roof records

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
