Thermal roof surveys in Langton Green

Thermal roof survey in Langton Green: what you get

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you can’t usually tell from the surface. Moisture readings are then used to check what the camera suggests. We survey loft conversions, ceilings below the roof and flat roofs, and people most often book us about areas of a flat roof that may hold water and cold areas below the roof.

Places like Langton Green can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. The survey typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to Langton Green is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from ground level, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Advice

What a thermal roof survey looks like in Langton Green

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. The wider area around Langton Green has a long history of building, with Groombridge Place about 1.5 miles south-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around The Corn Exchange may find that large commercial roofs are frequently easiest to see by drone or thermal camera. For site and facilities teams at buildings such as Langton Green Primary School, a drone or thermal camera can show a large roof in a single visit.

There’s no need for technical words. Just let us know:

  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

Photos help, if you have them. Take them safely from ground level or a window. To get started, call 07833 053749 or use the contact form.

How the survey changes by roof type

Loft insulation

Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Langton Green: your questions answered

Is Langton Green in the area you cover?

Yes, Langton Green is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Is my home in Langton Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you use a thermal camera on a sloping roof?

It can be useful, though pitched roofs are usually harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will thermal imaging find my leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Do you need a thermal roof survey in Langton Green?

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

Problems we come across frequently include:

  • Stains that keep coming back
  • Areas losing heat at the eaves and junctions
  • Damp around roof outlets and upstands
  • Leaks that are hard to trace

For an older house near a landmark such as Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before booking

  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included
  • Which limits apply to the survey
  • Their insurance cover

What’s in a roof survey

What a thermal roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations, which need a structural engineer
  • An energy rating for the building
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.
