About our roof survey in Bullingstone
We survey roofs in Bullingstone and across London and South East England. Visits run seven days a week. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or use the contact form. We survey natural slate, the roof space and flat roofs, and common reasons people get in touch are slates or tiles that have slipped or broken and ridge tiles that have lifted or moved.
Somewhere as small as Bullingstone, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the roof structure meets design loads
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.
Roof types and parts we check
- Natural slate
- The roof space
- Flat roofs
- Ridges, hips and valleys
- Clay and concrete tiles
- Chimney stacks
- Lead flashings
The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It usually takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Older roofs in small places like Bullingstone can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- Mention any parking restrictions on your street
- Dig out any old roof reports or invoices
Arrange a survey
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

What we’re asked to look at in Bullingstone
Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is often mistaken for a leak.
Look out for signs like these:
- Ponding, splits or blisters on flat roofs
- Worn lead at chimneys and abutments
- Loose ridge or hip tiles
- Crumbling chimney pointing or cracked flaunching
If you own a rental within reach of Tunbridge Wells station, a dated record of the roof is useful when planning maintenance across a let.

- What they won’t be able to tell you
- Whether any drone flown is registered with the CAA
Local roofs in Bullingstone
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as Speldhurst Church of England Voluntary Aided Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Penshurst Place, about 2.2 miles north-west, is one of the historic houses in the wider area around Bullingstone. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Tips that help
Nothing here needs a ladder. Our suggestions:
- Keep the report with your property records
- Look for debris in the garden after high winds
- Find records of any re-roofing or repairs
- Let us know about any leaks or stains you’ve seen
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Don’t block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Common questions in Bullingstone
Do you cover smaller places like Bullingstone?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do I find out if my home in Bullingstone is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.
What does a roof survey cost?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
Do you give a life expectancy for the roof?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
How long does a roof survey take?
Allow about one to two hours at a typical home, and more on a big or complicated roof. We’ll give you an idea of timing as you book.
