Roof leak investigations in Lamberhurst: local notes

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering and its details give the first clues when tracing where water is coming from. Scotney Castle, about 0.9 miles south-east, is one of the historic houses in the wider area around Lamberhurst. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If your house is among the older ones in the streets near Church of St Mary, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Wadhurst station, a clear finding on where water gets in helps you brief a roofer straight away.

Lamberhurst is about 6 miles south-east of Royal Tunbridge Wells, in Kent. If you are in Lamberhurst, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Across Kent, we cover Lamberhurst and the places around it. We also survey roofs in Maidstone.

Roof leak investigation in Lamberhurst: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. If you’ve noticed drips from nail tips in a cold loft and stains around a skylight, we can find out what’s behind it, on chimney stacks, rooflights and dormers and slate and tile slopes alike.

Many homes in small places like Lamberhurst face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

What a survey costs

To price your survey, we look at:

  • Whether it’s a home or a commercial building
  • If the survey needs thermal imaging or a drone
  • Roof area
  • How tall the building is and how easy the roof is to see

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.

Booking your survey

Some details help us recommend the right survey and price. When you contact us, let us know:

  • Dates you’re working to, such as exchange
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • Any photos you have, taken from ground level or a window

Not sure which survey you need? The easiest way is to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two, more where the leak is intermittent or the roof is large. In a hamlet or village like Lamberhurst, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

What a roof leak investigation doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A structural engineer’s report
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Putting the leak right

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • Flat roof details
  • Chimney stacks
  • Rooflights and dormers
  • The roof space

How the survey changes by roof type

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check.

FAQs for Lamberhurst

Do you cover smaller places like Lamberhurst?

Yes. Lamberhurst is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Lamberhurst listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you use thermal imaging to find leaks?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

Can you trace a leak in dry weather?

Usually, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

How long will you be at the property?

The visit typically takes about one to two hours for most homes, though a hard-to-trace leak can take longer. We will give you an idea of timing when booking.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
