Gutter survey in Lamberhurst: what you get

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey parapet and box gutters, valley gutters and downpipes, and people most often book us about downpipes that are split or coming away and leaks at the gutter joints.

In a village or hamlet like Lamberhurst, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How we price gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • Roof area

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Booking your survey

To price your survey accurately, we will ask about:

  • Dates you are working to, like exchange
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Any marks or damp showing indoors

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.

Roof by roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Lamberhurst, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A report with photographs and recommendations follows.

Before we arrive

  • Point out any leaks or damp patches
  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Tips that help

These tips come from what we see on roofs every week:

  • Check downpipe clips are holding
  • Get trees that overhang the gutters trimmed
  • Check from the ground or a window, not a ladder
  • Book gutter clearing once a year, more often near trees

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.

What a gutter survey looks like in Lamberhurst

About 0.9 miles south-east lies Scotney Castle, a reminder of how long the area around Lamberhurst has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your home is one of the older ones in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Wadhurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Lamberhurst is about 6 miles south-east of Royal Tunbridge Wells, in Kent. Surveys in Lamberhurst work the same way as everywhere we cover: a careful look at whatever is safely visible, photos and a clear written report. Our Kent coverage includes Lamberhurst. Lamberhurst: your questions answered

Is my home in Lamberhurst listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Wadhurst station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

How long does a gutter survey take?

It normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea as you book.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Why it is worth a survey now in Lamberhurst

Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Where a roof is exposed, as many are in small places like Lamberhurst, driving rain gets into any weakness, and damp in older walls is slow to dry out.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
