Petteridge Gutter Survey
Gutter surveys in Petteridge from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Overflowing eaves gutters
- Hoppers and outlets full of debris
- Dripping or leaking gutter joints
Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Book gutter clearing once a year, more frequently near trees
- Have overhanging branches cut back
- Do not leave hidden gutters out of a clear-out
- Leave gutter checks at height to someone equipped for it
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
Gutter survey in Petteridge
A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey outlets and hoppers, parapet and box gutters and fascias and soffits, and people most often book us about dripping or leaking gutter joints and gutters that have fallen out of line.
In a village or hamlet like Petteridge, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the cost of gutter surveys
Prices vary from roof to roof, for these reasons:
- Commercial roofs and larger buildings
- Features like valleys, chimneys, dormers and parapets
- The number of roofs, including extensions and garages
- How big the roof is
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your survey before booking.
Booking your survey
Before you get in touch, it helps to have:
- The type of building and roof, such as pitched or flat
- Photos of the roof, taken safely from the ground or a window
- Your postcode, so we can check access and travel
- Access details, such as a loft hatch or a shared roof
Not sure which survey you need? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Landlord and commercial surveys in Petteridge
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.
The survey, step by step
Every roof is different, but as a rough guide the survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You’re welcome to ask questions while we are there. In a hamlet or village like Petteridge, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Keep pets out of the way during the survey
- Let us know where we can park nearby
- For a flat or shared roof, check access with the freeholder or managing agent

Advice
Petteridge homes and their roofs
About 3.8 miles south lies Scotney Castle, a reminder of how long the area around Petteridge has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live near a park like Brenchley Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you look after a building like Brenchley and Matfield Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like Ebenezer Church (Matfield), its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions from Petteridge
Do you survey roofs for landlords with property near Paddock Wood station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Petteridge?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How soon will I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
What happens next?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Is there a good time of year to book a gutter survey?
Any time of year works. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.
Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Gutters out of sight from each safe vantage point
- Confirming asbestos in older rainwater goods
- The inside of buried drains

Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
