Useful tips for Penshurst property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Do not touch fittings that water is reaching
  • Put a bucket under the drip and move valuables
  • Check whether pipes or tanks run near the stain
  • Mention earlier attempts to fix the leak

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

Roof leak investigation in Penshurst: what you get

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. We’re often asked to look into water that shows only in certain storms and drips in the loft during heavy rain, on the roof space, rooflights and dormers and valleys and parapet gutters.

Somewhere as small as Penshurst, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We check what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Leaks and storm damage in Penshurst

Penshurst Place, about 0.4 miles north-east, is one of the historic houses in the wider area around Penshurst. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these roof types has its own typical places for water to get in.

Anyone responsible for a site like Penshurst Church of England Voluntary Aided Primary School will know that a leak through a large roof is frequently found some distance from where the water shows inside. If you let a flat or house near Penshurst station, a tenant living with a leak needs the cause found, not just the stain painted over.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey usually takes an hour or two for a house, and about three to four hours for a commercial roof. Somewhere as small as Penshurst, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Advice

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What we’re asked to look at in Penshurst

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

We are often asked to look at:

  • Water dripping from rafters or underlay
  • Stains around a skylight
  • Leaks below a flat extension roof
  • Water that shows only in certain storms

Trees in and around Chiddingstone Castle Park and Gardens shed leaves that can end up in nearby gutters.

What’s in a roof survey

Different roofs, different checks

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Chimney stacks

A stack has several possible ways in for rain. Each is looked at from every safe vantage point, and look for damp on the breast inside.

What a roof leak investigation does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • The repair itself (the investigation finds and reports the cause)
  • A promise to find every leak on a single visit

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.

What this survey covers

  • Rooflights and dormers
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roof details
  • The roof space
  • Lead flashings
  • Slate and tile slopes

Penshurst questions

Is Penshurst within the area you cover?

Yes. Penshurst is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in Penshurst?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Why doesn’t the damp patch line up with the hole?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

What do I do with the report?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Can a leak be traced on a dry day?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
