Surveys for landlords and agents in Bean

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

How a roof leak investigation works in Bean

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from each safe vantage point. Common reasons to book are water coming in around a roof light or dormer and condensation that looks like a leak, across slate and tile slopes, lead flashings and chimney stacks.

For a small place like Bean, the inspection is the same as anywhere: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

FAQs for Bean

Is Bean within the area you cover?

Yes, Bean is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do roofs near the sea, like those around Bean, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Bean is within about 5 miles of the coast.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.

Will you definitely find the leak?

We can’t promise to find every leak on one visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • The size of the roof

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Getting in touch

Before you get in touch, it is useful to have:

  • Where water is showing inside, if it is
  • Dates you’re working to, like exchange
  • What kind of property and roof it is
  • Whether there’s a loft hatch, a shared roof or tricky access

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Roof leak investigations in Bean: local notes

Bean is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Trees in and around Beacon Wood Country Park shed leaves that can end up in nearby gutters. Anyone responsible for a site like Bean Primary School will know that tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Greenhithe for Bluewater station may find that a clear finding on where water gets in helps you brief a roofer straight away.

Bean is about 3 miles west of Northfleet, in Kent. If you’re in Bean, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. We cover towns and villages across Kent, large and small. You can also see our page for Maidstone.

Further out, we also cover Maidstone (15 miles south-east), Dartford (3 miles north-west), Sevenoaks (11 miles south-west), Gravesend (4 miles east), Northfleet (3 miles east) and Swanley (5 miles south-west).

Leave it or get it looked at?

Patching the spot above the stain often doesn’t work. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. Older cottages and farmhouses around Bean can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we look for on each type of roof

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

How it works

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. On timing, it usually takes an hour or two for most homes, though a hard-to-trace leak can take longer. For a village or hamlet like Bean, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Tell us where we can park nearby
  • Let us know about any leaks, stains or damp patches you know of
  • Gather any invoices or paperwork from past roof work
