Roof leak investigation in Holborough: what you get
Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it’s needed. We are often asked to look into leaks at a dormer or roof window and water through the ceiling under a flat roof, on chimney stacks, valleys and parapet gutters and the roof space.
In a smaller place like Holborough, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that is a useful clue. Tell us when it happens when you contact us. Gutters and downpipes on the exposed side are worth a look as well.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Wind, rain and roofs in Holborough
Historic houses such as Starkey Castle, about 1.9 miles north, show how far back building in the area around Holborough goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from.
Trees in and around Holborough Marshes shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For an older house near a landmark such as Church of the New Jerusalem, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near Snodland station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Honest limits
In fairness, a roof survey has limits:
- Water from pipes, tanks or heating systems
- Structural calculations (that is a structural engineer’s job)
- A promise to find every leak on a single visit
If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and doesn’t.

What we do, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours, more where the leak is intermittent or the roof is large. In a smaller place like Holborough, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Preparing for the visit
- Leave side gates unlocked
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered

Related advice
Before and after the survey
You do not need to be a roofer to help. What helps most:
- Protect furniture and flooring under the leak
- Photograph the stain each time it appears
- Mention any plumbing above the damp area
- Have an electrician check any wet fittings
Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention, so you know what to deal with first.
After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
What affects the cost of roof leak investigations
Not every roof costs the same to survey, and it comes down to:
- The height of the building and how the roof can safely be seen
- How big the roof is
- House, block, shop or office
- The shape of the roof and its details
Roof leak investigation starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
What to let us know when you get in touch
If you can, have these to hand when you contact us:
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
- Your timetable, like an exchange date
- The kind of building and roof involved
A quick phone call is typically the easiest start: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.
Your questions about roof leak investigations in Holborough
Will you come out to Holborough?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Is my home in Holborough listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What’s the best way to book?
To arrange a survey, call 07833 053749 or send us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Roof by roof
Slate and tile slopes
On slate roofs, corroded nails let slates slip. Even a single gap can let water in.
Valleys
Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.
