Scarborough Roof Leak Investigation
Know where you stand with the leaking roof before you decide what to do next. Roof leak investigations in Scarborough, with photos and a clear written report.
- Water through the ceiling under a flat roof
- Leaks that appear only in driving rain
- Water dripping from rafters or underlay
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Move stored items away from the hatch
- Photograph the stain each time it appears
- Stay off ladders and the roof
- Have an electrician check any wet fittings
If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
Roof leak investigation in Scarborough: what you get
Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it is safe to see it. We are often asked to look into water coming in around a roof light or dormer and drips from nail tips in a cold loft, across slate and tile slopes, lead flashings and rooflights and dormers.
Somewhere as small as Scarborough, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Around Scarborough, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- You tell us where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
How to prepare
- Gather any invoices or paperwork from past roof work
- For a flat or shared roof, check access with the freeholder or managing agent
- Make sure we can get to the back of the property

Advice
What a roof leak investigation looks like in Scarborough
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering and its details give the first clues when tracing where water is coming from. Historic houses like Starkey Castle, about 1.7 miles north, show how far back building in the area around Scarborough goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
The streets around a church like St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Shop and office owners around Pentagon Shopping Centre may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

How the survey changes by roof type
Chimney stacks
Damp on a chimney breast inside often starts at the top of the stack. Open, unused pots let rain fall down the flue.
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.
What we can’t see
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- A promise to find every leak on a single visit
- Carrying out the fix
- Structural calculations (that is a structural engineer’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
What we check
- Flat roof details
- Chimney stacks
- Valleys and parapet gutters
- Rooflights and dormers

Scarborough: your questions answered
Do you cover Scarborough?
Yes, Scarborough is one of the places we work. The survey and report are the same in Scarborough as anywhere else.
Is Scarborough within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is there anything I need to do before the visit?
Check the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
Why isn’t the leak directly above the stain?
Because water travels. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Are you structural engineers?
No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you need a roof leak investigation in Scarborough?
Valleys carry a lot of water. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys often show up some distance away inside.
Look out for signs like these:
- Wet patches high on an inside wall
- Damp ceilings under a flat roof
- A leak that comes and goes with the weather
- Water coming in around a roof light or dormer
Living close to Holborough Marshes is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Questions to ask before booking
- How soon the report will arrive
- Whether you can ask questions once you have the report
- Which viewpoints they use to see the roof
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
How we price roof leak investigations
The price reflects the time and kit the roof needs. That comes down to:
- How many separate roofs there are, like extensions, dormers and garages
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
- Whether it’s a home or a commercial building
All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your survey before booking.
Getting in touch
If you can, have these to hand when you get in touch:
- Pictures from the garden or a window, if you have them
- The style of property, from a terrace to a block
- How the loft is reached, if there is one
- Any stains, drips or damp patches you’ve seen indoors
To book a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We will confirm the price before booking.
