Roof leak investigations near Rainham

How a roof leak investigation works in Rainham

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from each safe vantage point. We are frequently asked to look into damp underlay across a wide area and wet patches high on an inside wall, on rooflights and dormers, slate and tile slopes and chimney stacks.

Strong winds lift loose tiles, slates and ridge pieces in towns like Rainham as anywhere. What counts as a storm depends on your policy; many use gusts of around 55 mph. A report setting out the damage, with photographs, helps you explain what you’ve found. Policies usually exclude wear and tear, which is why the age of the damage matters.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Wind, rain and roofs in Rainham

Rainham is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Historic houses such as Restoration House, about 4.8 miles north-west, show how far back building in the area around Rainham goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Margaret: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you look after a shop, office or commercial unit, for example near Pentagon Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

Rainham questions

Do you carry out roof surveys in Rainham?

Yes, Rainham is one of the places we work. Every survey there gets the same written report with photos.

Do roofs near the sea, like those around Rainham, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

When you need someone else

It’s a careful look at the leaking roof, not the whole story. Its limits include:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the covering or behind the plaster
  • Water from pipes, tanks or heating systems

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.

What this survey covers

  • Valleys and parapet gutters
  • The roof space
  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks
  • Flat roof details
  • Rooflights and dormers

What we look for on each type of roof

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Common roof problems in Rainham

Flat roofs fail with age and wear. A felt roof frequently lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Leaks often start at the edges, upstands and outlets.

It is worth booking a survey if you’ve seen:

  • Water dripping from rafters or underlay
  • A leak that comes and goes with the weather
  • Damp on a chimney breast
  • Wet patches high on an inside wall

Living close to Foxburrow Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What to check before booking

  • What experience they bring
  • What exactly goes into their report
  • Which limits apply to the survey
  • What insurance they carry

What’s in a roof survey

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

The survey, step by step

After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, most surveys take about one to two hours on an ordinary house, or half a day or so for a commercial building. For a visit in Rainham, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

How to prepare

  • For flats, make sure roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices
